Tax Increment Financing; TIFs call for local taxing bodies to make a joint investment in the development or redevelopment of an area with the intent that any short-term gains be reinvested and leveraged so that all taxing bodies will receive larger financial gains in the future; it is the most popular method for spurring economic development in the US; the current property value becomes the base property value and as new development occurs, any increases in new property values as assessed are set aside for public improvement projects within that given TIF district.
